another set of two questions

1.Is this sentence correct and if it is, why is that?

There is a garage, a storage room, and a dog house. (why not, there are a garage, a storage room, and a dog house?)

2. Is the word that only possible one? If it is, why is that the only one? Can I use the word "those"?

For false Christs and false prophets will appear and perform signs and miracles to deceive the elect -- if that were possible
