Another direct-address question

I have another direct-address question. Because the word "all" is not the name of a specific person, would a comma precede it in these two examples?

Hi, all.

Thanks, all.

And, I say no comma in "Hi there."

Correct to all?

I think this is mostly preference. I separate greetings from vocatives, so I'd agree on the first two. As for the third, what do you think "Hi there" is?

"Hi all" OR "Hi all of you" is correct. Similarly "Thanks all" OR "Thanks to you all"
