A few/the few/few

The few parks that we have are in poor condition.
In my understanding, this sentence means "We have a few parks and they are in poor condition."

A few parks that we have are in poor condition.
This means "A few parks are in poor condition. We have these parks." There may be some more parks owned by them.

Few parks that we have are in poor condition.
This means "Only a few parks of ours are in poor condition." They may own some more parks that are not in poor condition.

However, I am not a native speaker of English. I'd like to hear native speakers' opinions.
