4 sentence (GET TIRING/regard vs concern)

Can you say this? How would you say these?

- Looking at the same screen for hours can be very tiring.

- I got a letter, but I don't know what it's regarding./what it concerns. (how would you say this?)

- Just because it's a chain of hotel around the city doesn't mean they have the exact same prices./offer the exact same prices for all their rooms. An hotel room here cost 177 dollars from the 10th till/to the 31th of the month.
