3 question (what tells me vs how do I know)

Which of these would you say?

1 How do I know I'll recieve the product once I've paid you. There is no guarantee you'll send it out.
2 What tells me I'll recieve the product....

Is the whole sentence correct?

3 Just thinking about it makes not want to go through with it.
4 Just looking at this apartment, you'd think we were/are in a gypsy home.

Are these 2 setnece Ok and can you start the sentence with JUST and can you leave out the JUST and start THINKING or LOOKING.
